Before you even decide your course of action,decide just what it is you’re looking for,and what you can reasonably afford.Don’t make the mistake of looking at homes way over your budget and thinking you can negotiate way down,this risks offending the seller and leaving you out of the deal,period.Go see a reliable mortgage broker,(I have several very good ones!) who will go over your credit score with you and let you know just how much you can qualify for,and what different loan programs are available.They change constantly so never assume that what worked years ago will work now.
Work with a buyer Real Estate agent (like myself) who will find the right home according to your wishes,what your requirements are in a home and whats available in your price range.You do not pay the Buyer Agent,their payment comes from commission once a house is sold.
Be prepared once you make an offer to have an attorney to get your closing documents and title search done,and an inspection done to make sure all is well with the house.Your Realtor should be able to help you with both of those items.
Above all,find the one home that you know is just for you the minute you enter!
